Buying and selling a home

You have a big task to deal with when you make the decision to move.  You have to engage with a real estate agent to assess the value of your home and then put it up for sale, deal with another real estate agent when you find a new home, and cope with having to pack all your possessions.

You need a real estate agent when you move because buying and selling houses is a big and complex endeavor.  If you are moving in the same area it can be a good idea to use the same real estate agent for both transactions, as this will certainly save a lot of hassles over the long term given that the agent will already be aware of many of your preferences and tastes.

One of the most important aspects of buying and selling a home is the necessity to sell your current home before purchasing a brand new one.  Some people will tell you this is not necessary; however, it is a much better idea to wait to move, as you will then no longer have to bear the burden of your former home.

The fact is that if you buy a new home and then find it very difficult to sell your old one, you can end up with a property that you do not need and a lot of debt to go with it.  You will be able to get a considerably better deal on a new home if you are not encumbered with your old one.
